Realtor & Property Viewing Policies

Summerhills is a private residential village. To protect resident privacy and security, only accredited realtors may market, show, or bring prospective buyers into the community — and every property viewing follows the procedure below.

These policies apply to any listing, sale, lease, or viewing of a Summerhills property involving a real estate agent or broker. They exist to keep track of who is entering the village on a resident's behalf, protect owners and their neighbors from unauthorized showings, and keep the volume of visitor traffic manageable for security at the gates.

Realtor Accreditation

Who may market a property in Summerhills

Only realtors accredited by SEVHA may advertise, list, or conduct viewings of properties within the village.

Application Requirements

A valid PRC real estate license or brokerage affiliation, government-issued ID, and the owner's written authorization to market the specific property.

Accreditation ID

Approved realtors receive a SEVHA accreditation ID, which must be presented at the gate for every scheduled viewing.

Validity & Renewal

Accreditation is tied to a specific listing and expires once the property is sold, leased, or withdrawn, or after the period stated on the ID.

How to Get Accredited

Accreditation process

  1. Submit the application to the SEVHA office

    Provide your license/affiliation, valid ID, and the homeowner's signed authorization for the specific property being listed.

  2. Receive your SEVHA accreditation ID

    Once verified, SEVHA issues an accreditation ID tied to that listing, valid for the period stated on the ID.

  3. Schedule and log every viewing

    Coordinate each visit with the SEVHA office or gate in advance, and present the accreditation ID on arrival.

Property Viewing Procedures

What happens on viewing day

Advance Scheduling

Viewings must be coordinated with the SEVHA office at least 24 hours in advance, stating the date, time, and expected number of visitors.

Escort Required

The accredited realtor or the homeowner must accompany all visitors for the full duration of the visit. Unaccompanied walk-throughs are not permitted.

Gate Registration

Every visitor presents a valid ID and is logged at the gate, alongside the realtor's accreditation ID, before entry is allowed.

Visiting Hours

Viewings are limited to 9:00 AM–6:00 PM. Viewings outside these hours require prior written approval from SEVHA.

Homeowner Responsibilities

Before you list your property

Owners must notify SEVHA in writing before listing a property for sale or lease, and must name and authorize the realtor(s) permitted to market it. Only realtors named in that authorization and listed in the SEVHA accreditation registry will be granted gate access for viewings.

Owners remain responsible for the conduct of visitors they or their realtor bring into the village.

Signage & Marketing

On-site marketing rules

"For sale" or "for lease" signage is not permitted in common areas, at gates, or anywhere outside the boundary of the owner's own property, without prior SEVHA approval.

Open-house events, multiple simultaneous viewings, or on-site photo/video shoots require separate written clearance from SEVHA in advance.

Realtors who are not accredited, or who bring visitors without prior scheduling, will be denied entry at the gate. Repeated violations may result in the withdrawal of a realtor's accreditation for the village.
